4. Credit Guide & Regulatory Obligations

As a credit representative under the NCCP Act, we are required to provide you with a Credit Guide before providing credit assistance. Our Credit Guide sets out:

Our Licence Details

Consolidated Funding Group Pty Ltd (ACN 119 381 832) is a credit representative (ACR 481272) of BLSSA Pty Ltd (ACL 391237). We are regulated by ASIC.

How We Are Paid

We receive commission from lenders when a loan is settled. Our service to you is free — the lender you choose pays us, not the other way around. Full remuneration details are disclosed in our Credit Guide and Credit Proposal Disclosure Document.

Our Obligations to You

We are required to act in your best interests, assess whether a loan is "not unsuitable" for you, and provide you with a written credit proposal before submitting an application.

Complaints Process

We have an internal dispute resolution process and are a member of AFCA (Membership No. 48367) for external dispute resolution at no cost to you.

A copy of our Credit Guide is available upon request by emailing hello@fairbanksfinancial.com.au or calling 1300 187 610.

5. General Advice Warning

Important: The information provided on this website is for general education purposes only and is not intended to constitute specialist or personal financial advice. It has been prepared without taking into account your objectives, financial situation or needs.

Because of this, you should consider the appropriateness of any information on this website to your own situation and needs before taking any action. The information on this website should not be relied upon for the purposes of entering into any legal or financial commitments.

Specific financial advice should be obtained from a suitably qualified professional before adopting any financial strategy. If any financial product has been mentioned, you should obtain and read a copy of the relevant Product Disclosure Statement (PDS) and consider the information contained within that Statement with regard to your personal circumstances, before making any decision about whether to acquire the product.

You can obtain a copy of the relevant PDS by emailing hello@fairbanksfinancial.com.au or by calling 1300 187 610.

Fairbanks Financial Group (ACR 481272) is a credit representative only and does not hold an Australian Financial Services Licence (AFSL). We do not provide financial product advice as defined under the Corporations Act 2001 (Cth).

6. Rates & Indicative Figures

Interest rates, comparison rates, repayment figures and other financial data displayed on this website are indicative only and are subject to change without notice. They do not constitute an offer of credit.

Interest Rates

Rates shown are indicative only and based on information available at the time of publication. Actual rates offered by lenders will depend on your individual circumstances, credit assessment, loan-to-value ratio (LVR) and the lender's current pricing. The home loan with the lowest current interest rate is not necessarily the most suitable for your circumstances.

Comparison Rate Warning

WARNING: The comparison rate provided is based on a loan amount of $150,000 and a term of 25 years. This Comparison Rate applies only to the example or examples given. Different amounts and terms will result in different Comparison Rates. Costs such as redraw fees or early repayment fees, and cost savings such as fee waivers, are not included in the Comparison Rate but may influence the cost of the loan.

Calculator Outputs

Borrowing power estimates, repayment calculations and stamp duty figures generated by our online tools are indicative only. They are not a credit assessment, pre-approval or guarantee of borrowing capacity. Results may vary based on lender policies, your actual financial position and changes in interest rates.

You may not qualify for a particular product, the product may not include all the features relevant to you, and not all products are available in all states and territories. Credit criteria, conditions, fees and charges apply.

7. Fees & Remuneration

Our mortgage broking service is provided to you at no direct cost. We are remunerated by lenders in the form of commissions when a loan is settled. This means:

Upfront Commission

A one-time payment from the lender, typically calculated as a percentage of the loan amount (usually 0.55%–0.77% incl. GST), paid upon settlement of your loan.

Trail Commission

An ongoing annual payment from the lender, typically 0.15%–0.20% p.a. incl. GST of the outstanding loan balance, paid for the life of the loan while it remains on our books.

Full details of our remuneration, including any referral fees or other benefits received, will be disclosed in our Credit Guide and Credit Proposal Disclosure Document provided to you before we submit a loan application on your behalf.

Not all brokers or advisers offer the products of all lenders or solution providers. Fairbanks Financial Group accesses a panel of 90+ lenders; however, we do not represent every lender in the Australian market. Our recommendations are based on your individual circumstances and the products available on our panel.

Where our liability cannot be excluded under applicable law, our total liability to you is limited to the re-supply of the relevant service or the cost of having the service re-supplied, at our election.

13. Governing Law

These Terms are governed by the laws of New South Wales, Australia. You and Fairbanks Financial Group submit to the non-exclusive jurisdiction of the courts of New South Wales and the Federal Court of Australia.

If any provision of these Terms is found to be invalid, illegal or unenforceable, that provision will be severed from these Terms and the remaining provisions will continue in full force and effect.
